Changing your thought patterns to support a more positive state of mind takes time and hard work, but there are five simple techniques that can help to break the cycle of negative thinking. *1.Making a Decision Today that the Negativity will end with you and you shall bring positivity to the Next generation* There are lot of men and women , who inherited negativity or negative cycles from their parents, their parents got it from their grand parent. *The 5 Different Types of Customers in Real Estate Sales.* One of the interesting things, I love about working in sales is the different types of customers and personalities you meet in the field. From the annoying, humorous and inspirational, who leave you feeling psyched up for the next day. Working in sales is a mixture of psychology, human and public relations. Different clients make the day exciting and if you take it in your stride, it’s worth your time. This is where listening skills really come in handy to help you discern the real stuff from the noise. At the same time remembering to be the face of the company displaying your best behavior. Never lose your cool and always maintain a calm demeanor. In real estate is where you find the most interesting mix. Because the investment is massive and also emotional, it might be understandable. Here are the 5 types of customers, in real estate sales you might encounter: 1. *The Complainer* Everything will not work out for them. You will never satisfy them. They will complain about the staff, transportation if it was provided, refreshments and especially about the property you are showing them. They have a lot of questions on everything from the way the company is run to the project. Unfortunately you have to take it all in, in a very cautious and diplomatic manner to ensure you pass the message of your product or service. You might need a painkiller after dealing with this one. 2. *The Quiet.* You never know their thoughts. They don’t give feedback and never ask questions. If you are lucky you might get a nod or grunt. Their dissatisfaction will be communicated when they ghost and never picking up your calls again. However, a few leave you with the not so assuring “promise” to get back to you. If they were impressed, they will contact you, when you are least expecting with a commitment to buy. 3. The Know-It-All Challenges you on everything you say. Can be annoying. Similar to the complainer but in a better way. They have better statistics than you and they probably get all this knowledge from massive window shopping. I like this one, especially if you are patient, because you can learn from them. Again you don’t have to talk a lot but listen and look out for the crucial buying signals. 4. *The Generous.* Not a lot about this one but can come across as a show off. Can be talking about their latest trip, acquisition, bonus they made or what possessions they have. They rarely buy whatever you are selling. They will however buy you lunch and/or give you a tip. 5. *The No Show/Late Comer* The worst of the pack I would say. Calls and communicates up to until the last possible minute, and then they go quiet. You can have a hint of this one by their non-committal questions such as “where exactly did you say the house was?” and yet you have already had this conversation probably more than once. They can reach out maybe the next day or later with either a lame excuse and weak apology or none at all. Needless to say, they don’t buy. Dealing with different types of customers in sales, whether real estate or another field, raises your emotional intelligence and people skills is harnessed. Are your words, thoughts, and actions filled with negativity? The number one way to change this is to change your words, change your mindset. And change your mindset, change your life. Change Your Words Change Your Mindset Meaning The saying is change your words, change your mindset – meaning if you’re able to choose the words you use wisely and intentionally in your life, you will be able to also see a positive change in your mindset. *#1. Stop Complaining* There are many reasons why people complain so much. But whether it is to brag, get attention, or to remove responsibility, the end result is the same. Complaining is usually a collection of negative words designed to highlight the negatives of a situation. So if you stop complaining, you will be using less negative words. This will in turn change your mindset. By not speaking negative thoughts about people or any given scenario, you are refraining from sending negative messages out to your friends, family, and coworkers. This will also impact their day in a more positive way. *#2. Look for the Growth Opportunities Instead* To change your words change your mindset, it is important that you stop complaining and look for gratitude opportunities. When you change your words and change your mindset, you will also start to see opportunities for growth where you never used to. The next time you feel like complaining, or you face an obstacle or a setback, take a minute to pause and dig in. When your instinct is to complain, stop yourself and try to see what you can learn from the setback. A growth mindset believes that growth opportunities hide in the challenges we face in our lives. Instead of complaining or giving up, remember: change your words change your mindset. Choose words that are going to remind you that you can grow and learn when you experience setbacks, struggles, or failures. *#3. This shifts your mindset to a more grateful one rather than a mindset that is looking to excuse yourself from whatever kept you. This shows the people you are talking to that you are grateful for their time and patience, and will give you peace of mind knowing that you are already excused for being late. *#4. “I Have To” vs. “I Get To”* If you are looking to change your words and change your mindset, this little trick may just be your new favorite. This one works particularly well if you are someone who complains a lot. Replacing have to with get to is a simple change that has a massive impact on your mindset. This is a way of tricking your brain into seeing obligations or chores as something you actually want to do. For example: rather than “I have to do Sales”, consider “I get to do the Sales so that my family can enjoy the basic things and enjoy a meal together that comes from providing these via sales.” This isn’t always easy, and it can feel pretty silly to say it, but this is a perfect example of change your words change your mindset in action. Here are his Rules for Success. 1. ENTREPRENEURIAL MINDSET From the outset, I was involved in entrepreneurship. While I was on a teaching job after my secondary education, I could not survive with the low wage of the teaching profession, thus, I started supplying books to students as another stream of income. I could do this because I spotted a problem and created a solution. The problem was that most students did not have literature books and all I needed to do was to provide some for them. Afterward, I went on to start a telecommunications company, Aspire Talknet, offering SIM swap solutions to people in my neighbourhood. We partnered with top network providers to aid our work. The rationale behind this was to help people find solutions faster, rather than going to head offices of these telecommunications companies at Ikeja and Surulere. This was how my entrepreneurship journey started. 2. GET STARTED WHEN YOU HAVE A DREAM OR VISION OR A GOAL In 2015, I lost my telecommunications company because of changes in government policy. Things got hard and it was the same year I went into the real estate industry as a marketer. That period was not a season of wine and roses for me. In December 2015, I drank Garri on Christmas day that period was a time of difficulty I had to allow my wife and kid to go have some delicious delicacy with my in-laws but that difficult moment has been a learning point and has transformed me to the person I am today. 3. SELLING AND CLOSING IS A VITAL HIGH INCOME SKILL FOR SUCCESS I made my first sales. I was already in debt so the commission seemed insignificant. Nevertheless, in February of 2016, I made huge sales and my commission was in millions. Immediately I saw the alert, I knelt on the main road and raised my hands to praise God. I am sure some people thought I was crazy, but the craziness is still working for me till date. 4 EVOLUTION AND GROWTH After I made my first millions from real estate, I started organising real estate marketing training events for aspiring realtors, and from a thirty-seater capacity, we rose to thousands performing realtors in a short time. He has metarmorphorsized from a Consultant to a leader and now as a Developer over time. 5. PERSONAL DEVELOPMENT I read a lot and I invest in personal development. As a low salary earner when I taught, I spent most of my salary on books and this eventually shaped me as a person. I read myself out of poverty before coming out of it in physical reality. Reading also taught me good leadership skills, especially how to manage people and it is proving effective in the business right now. 6. INVESTMENT IN REAL ESTATE Real Estate in Nigeria flourishes even in recession. When you buy real estate , it grows and can skyrocket within a short period. The huge Return on Investment (ROI) covers up for the devaluation of the Naira. Also, Rental income as a passive income is a very good investment. Finally, land banking is a good reason for Nigerians in the diaspora to invest in real estate. 7. RISK TAKING I risked all my savings to start a business, I was not sure of anything. While I was still in paid employment, we moved from Ajegunle to Okokomaiko in Lagos State. On getting to Okoko, I told my mum I would not be going back to paid employment as I wanted to become an entrepreneur. She advised me against it but I took funds I had saved from teaching job to start my telecommunications business. I bought a land line when the phone just came out and started a phone call business. It took a while to pick up but it did. This time, I was an undergraduate at Lagos State University and before then, I already had an Ordinary National Diploma (OND) from Lagos State Polytechnic. 8. FACING HARD TIMES AND ENDURING IT One of the major challenges of doing business in Nigeria is inaccessibility to capital to carry out major projects. Real estate companies outside Nigeria enjoy access to funds and the mortgage system works well for them, but here we struggle for funds. Banks and investors offer us loans with high-interest rates that are not realistic. Another challenge that we face is the high cost of property development due to the difficulty of getting skilled labour, building materials and proper documentation of properties. Bribery and corruption add up to the list. Most property developers have cut corners to get the property documentation for their properties. This, in turn, results in inflation of property prices. The government initiates a straightforward process of getting property documentation easily. 9. How else will you know what worked and what didn't? You need to do a year-end review of your life especially if there are any strong emotions of failure, disappointment, or frustration about 2022. It's okay, the new year is almost here and you can start fresh. Imagine how much more you'll accomplish in the new year when you've remembered things like the best life lessons, goals you've set, and life-changing moments from 2022.
