Step-By-Step: How To Buy A Pag-IBIG Foreclosed Property (Part 2) The only way you can buy a foreclosed unit from Pag-IBIG is through public auction. But how can you do it? In this blog, I will tell you about two things: joining the auction and the needed documents. But before we proceed, have you read the first part of the Step-by-step: How To Buy A Pag-IBIG Foreclosed Property series? Let’s go! **How To Bid A Foreclosed Property?** In the simplest explanation, you have to submit your **offer price** or **bid** for your chosen foreclosed property. The buyer with the highest offer will win the unit. The **offer price** will depend on you and your budget. But it has to be higher than the **Minimum Gross Selling Price**. For example, if the **Minimum Gross Selling Price** is P800,569.24, you will have to add a certain amount to your **offer price**. It can be P1.00, P1,000, P100,000, or even higher. It really depends on your budget. Hmm. Just think of it this way. You have opponents in a betting game. Would you let them win just by adding P1.00 in your bet? Remember that the highest bidder gets the house. If you lose, there's still hope, you can still join next time. **What Are The Requirements?** Pag-IBIG has a **Checklist of Requirements** on the right side of the **Properties for Sale (Acquired Assets)** page *(see text underlined in green from the photo above)*. But it’s incomplete and confusing. So, I made this list that can be your reference. These are the documents that I submitted for the auction. Remember the **PDF file** after tapping the **“Click** **to open complete details”** button on the **Properties for Sale (Acquired Assets)** page? You can get all the requirements from that file. After the list of the foreclosed properties, just scroll down through the middle until you see the forms you'll need. *Hold on, just a clarification.* *****Properties Under Public Auction***** *and* *****Properties Under Negotiated Sale***** *have differences when it comes to forms.* We'll discuss ****Properties Under Public Auction**** first. You will need the following: **1. Two (2) Copies Instruction to Bidders** You will have to **read** **this thoroughly** before signing it. This document will give you the necessary information you need aside from the **General Guidelines** on page 1 through page 3 of the **PDF file**. **2. Two (2) Copies of** ****Offer To Bid Form**** This one needs the details of the property that you want, your offer price, and some more of your information. *Take note: Leave the "Rank" box on the upper left. A Pag-IBIG representative will fill that out after the bidding.* I had a hard time answering this form because it included some strange words on the form such as **“SBP Tranche No.”**, **“Batch Number”,** **“Property Number”**, **“Mode of Payment”**, **“Bid Offer”**, and **“Bid Bond”**. Ano 'yun? Here’s how you should fill this out. **SBP Tranche No.** indicates the group number of the foreclosed property that you will bid. You can find this on page 1 of the **PDF file***.* It is under the **“Tranche”** column and starts with **SBP** followed by **three numbers** *(see photo)***.** Meanwhile, ****Properties Under Negotiated Sale**** needs an ****Offer To Purchase**** form. This is different from the Offer To Bid form that Properties Under Public Auction requires. **Batch Number** also indicates the group number of the foreclosed property that you will bid. It can also be found on page 1 of the **PDF file** *(see photo).* We're done differentiating the two in terms of the required forms. The following can be both found in the above-mentioned forms: **Mode of payment** is choosing whether you want to pay the property in cash, within a year, or up to 30 years *(see photo)*. The longer the payment period, the lower the monthly fees. **Property Number** is a set of numbers unique in every foreclosed property. As discussed in the first part of this series, it can be found in the second column of the list of foreclosed units, after the **Item No**. **Bid Offer or Offered Price** is the amount that you’re willing to pay for the property. There are two lines in the form. Write the amount in **words** on the first line then put the **numbers** on the second one *(see photo).* For example, your bid offer is P850,570. In this case, it has to be written this way: **eight hundred fifty thousand five hundred seventy pesos**. I recommend you put the number on Google to convert it into words to avoid mistakes. Any errors will lead to disqualification. **Bid Bond** is 5% of your bid offer. This is only applicable for **Properties Under Public Auction.** You will have to include this because upon winning, you will have to pay the **5% bid bond** before the contract signing and move-in papers. You also have to write the amount in **words** and in **numbers.** For example, 5% of your P850,570 bid offer is P42,528.50. Using Google to convert, it’s **forty-two thousand five hundred twenty-eight pesos and fifty centavos** in words. *Oops. Another clarification: What is the* ***5% bond*** *for?* *For Properties Under Public Auction, you will have to pay the 5% bid bond upon winning the auction. It will be deducted from your bid offer eventually. This is like the downpayment for the property.* *While in Properties Under Negotiated Sale, you will only have to pay P1,000 as a reservation fee.* Kaya pa? What if we do a quick pause? Drink some water. Then read. After dissecting the forms, let's continue the needed documents. **3. One (1) Copy of Registration Form** You will have to fill this out with the information needed such as your name, address, and contact number. One copy for you*,* and one for Pag-IBIG. **4. Buyer’s Information Sheet** It can be downloaded on the **"Checklist Of Requirements"** on the right side of the **"Properties for Sale (Acquired Assets)** page *(see photo)*. It will need your personal information again but this time there are more to fill out. You will have to put your SSS, PhilHealth, and other government ID numbers, your employment details, bank accounts, existing loans, and credit card/s. Some information from your **Offer To Bid** or **Offer To Purchase** form is also needed. If you have a **co-borrower**, you will have to declare it in this form. A **1x1 photo** is also needed in this document. **5. Two (2) Photocopies Each Of Two (2) Valid IDs** Two valid IDs are needed. In my case, I submitted my **UMID ID** and **company ID**. You need **two (2) photocopies** of each ID, back-to-back. Put three (3) specimen signatures on each page. **6. Proof Of Income** A certified true copy of your **one-month payslip** will do. But if it’s not available, like in my case, you can ask your Human Resources Department for a **Certificate of Employment**. **7. One (1) White Long Envelope** This is the most important requirement. You will have to put all these documents and forms, **except for the registration form,** inside the white long envelope and seal it with paste or glue. It’s ok if you fold the papers. Do not write anything on the envelope. *Again, right before we leave this topic, please take note that any mistake in filling out these documentary requirements will result in disqualification. You will have to be careful in filling out the forms before submitting them.* Do you need a quick break? Ok, breathe. Take a pee break. Then continue reading. **How Does The Auction Happen?** In pre-pandemic times, Pag-IBIG conducts face-to-face public auctions. You will be in a room with other buyers. During the process, a moderator will show the property while buyers raise their placards with their offer price. But it’s a thing of the past now. Bidding happens through **drop boxes** now. After completing your requirements, you will have to visit the nearest Pag-IBIG Business Center in your area. In my case, I went to its branch in JELP Building in Mandaluyong City. Bring with you the sealed white long envelope with the documents and forms, and the accomplished registration form. Upon arrival at the Pag-IBIG Business Center, you can ask the security personnel for assistance. Tell them that you’re joining the public bidding. This is where it gets tricky. There are **six (6) different drop boxes**. Each category has two of them. This means, two drop boxes are dedicated for **Properties Under Public Auction (No Discount)**, two for **Properties Under Public Auction (With Discount)**, and two for **Properties Under Negotiated Sale.** You have to be careful where to drop your sealed white long envelope. Again, you can ask the security personnel for assistance. After finding the right drop boxes for you, you will have to drop the **registration form** in its dedicated box, and the **sealed white long envelope** in its own box. That’s it! You just joined the bidding for a Pag-IBIG foreclosed property! **When Does The Bidding Happen?** In my previous post, @Lazysnail already asked about this. Pag-IBIG indicates the schedule of public bidding on the **Properties for Sale (Acquired Assets)** page *(see photo above)*. Buyers have one week to prepare and submit the documentary requirements. Opening of bids happens the following week after the bidding period. **Finally, How Would You Know If You Won The Property?** A Pag-IBIG representative will call and text you if you reigned as the highest offeror *(see photo above).* You can also check out the list of winning bidders on the right side of the **Properties for Sale (Acquired Assets)** page *(see photo)*. After that, you will have to visit again the Pag-IBIG Business Center to pay the **5% Bid Bond** **(for Properties Under Public Auction)**. After the payment, you can now claim the **Notice of Award**. Congratulations! It’s official, you won the bidding! A Pag-IBIG representative will also give you another list of requirements that you will need to prepare and another set of fees that you will need to pay. Kwento Ng Isang News Producer Bilang pagdiriwang sa huling araw ng **Buwan ng Wikang Pambansa** ngayong Agosto, naglathala ako ng kauna-unahan kong Tagalog na artikulo. Laman nito ang aking kwento bilang isang mamamahayag o *journalist s*a Pilipinas. **Paano Ba Ako Naging Mamamahayag?** Isa akong *Senior News Producer* sa isa sa pinakapinagkakatiwalaang himpilan sa pagbabalita sa bansa. Pero hindi naging madali ang aking pagpasok sa industriya. Nagsimula ako bilang isang *intern* sa kumpanya noong 2014. Pagka-*graduate* ko bilang *Magna cum Laude* sa isang malaking unbersidad sa Maynila noong ding taong iyon, nag-*apply* ako at nakapasok bilang *production assistant* o PA sa parehong kumpanya*.* Bilang PA, naging taga-*print*, taga-*photocopy*, taga-takbo ng *scripts*, taga-bili ng pagkain ng *anchor* at utusan ako sa opisina noon. Halos nabalewala ang mga pinag-aralan at *award* ko. Tumagal ako sa trabaho nang walong buwan. Binago ko ang lahat. Nagpakitang-gilas ako na hindi lang ako mananatiling PA at kaya kong magsulat ng balita. Sumubok ako maging *news writer* sa parehong kumpanya*.* Pinag-*exam* ako. Ilang linggo rin ang hinintay bago lumabas ang resulta na nakapasa ako. Isinabak ako sa mga programa ng Sabado at Linggo. *English* ang lenggwahe namin sa pagbabalita. Hanggang sa unti-unti nang napansin ang galing ko. Na-promote ako bilang *Junior News Producer* at kalauna’y *Senior News Producer.* Sa ngayon, pitong taon na ako sa parehong kumpanya. Sa tinagal-tagal ko, matatag na ang tiwala sa akin ng mga *boss, news anchor, reporter, desk editor,* at iba kong kasamahan sa opisina. **Ano Ba Ang Trabaho Ko?** Bilang *Senior News Producer*, trabaho kong magsulat ng balita. Responsibilidad ko at mga kapwa ko mamamahayag na ipaalam sa sambayanang Pilipino ang totoong kalagayan ng ating bansa lalo na ngayong pandemya, tuwing may bagyo, tuwing nag-aalboroto ang bulkan, at higit sa lahat, sa halalan. Iba’t ibang balita ang isinusulat ko. May tungkol sa pulitika, kalusugan, at krimen. Kung minsa’y tungkol sa *showbiz* at *trending* na usapin sa social media. Ayoko lang magsulat ng tungkol sa *sports* at *business* dahil hindi ako pamilyar. Sa *crypto,* pwede pa! Nagsusulat din ako ng mga tanong para sa *interview* ng mga iba’t ibang opisyal, politiko, at mga personalidad na kinakapanayam namin sa aming mga programa. **Puro Sulat Lang Ba?** Pagsusulat na may kasamang *research* at *fact-checking* ang pangunahin kong responsibilidad, pero bukod diyan, marami pa akong tinututukan sa trabaho. Nariyan ang pagbuo ng tinatawag naming *story line-up* o *rundown.* Ito ang tahi ng bawat balitang ipinapalabas sa TV. Sinisimulan ang rundown sa *top stories* o ‘yung pinakamaiinit na balita ngayong araw. Depende ito kung ano ang pinakabago o ‘di kaya’y *breaking news.* Maaaring tungkol ito sa Pangulo, pagdinig ng Senado o Kamara, krimen, pandemya, bagyo at iba pa. Isinasama rin ang mga balita sa mga probinsya gayundin sa iba’t ibang panig ng mundo. Karaniwang tumatagal ang mga programa ng 30 minuto hanggang isa’t kalahating oras. Nariyan din ang pangunguna ko sa pag-eere ng mga programa. Dalawang programa ang hawak ko, isang *newscast* at isang *public service* *program.* Parehong Tagalog ang lenggwaheng gamit namin sa pagbabalita. Kaya kung maikukumpara ninyo sa mga nakalipas kong *article,* mas matatas akong magsulat sa Tagalog kaysa sa *English.* Bilang *Senior News Producer,* pinamumunuan ko ang isang *team* ng *production staff* sa loob ng tinatawag na *control room (makikita ang halimbawa ng isang control room sa larawan sa taas).* Kung nanonood kayo ng balita, ang nakikita lang ninyo sa telebisyon ay ang *news anchors* na nagbabasa. Pero sa likod ng *camera*, may mga *news producer* at iba pang miyembro ng produksiyon na nagpapatakbo sa programa. Tuwing umeere, galing sa *producer* ang *command* sa loob ng *control room.* Kami ang nagdedesisyon kung ano ang ipapalabas sa telebisyon at kung ano ang babasahin ng tagapagbalita. Kami rin ang kumakausap sa *news anchor* habang umeere. Kung mapapansin ninyo, minsa’y may pinipindot sa tenga ang mga *news anchor.* Ibig sabihin nito, kausap namin sila mula sa *control room*. **Paano Tumatakbo Ang Araw Ng Isang Mamamahayag?** Sinisimulan at tinatapos ko ang aking araw ng nagbabasa ng balita. Sa opisina namin, mayroon kaming *group chat* kung saan ipinapadala ang lahat ng balitang nakalap. Binabasa ko ito isa-isa para makapag-desisyon ako kung ano ang dapat isama sa *story line-up* o rundown. Bukod sa *group chat*, naka-*monitor* din ako sa social media kung saan sunod-sunod ding lumalabas ang mga balita. Bukas din ang mga mata ko at tenga sa paligid para malaman ang hinaing ng simpleng mamamayan na pwedeng maging basehan ng isasama namin sa programa. **Paano Binago Ng Pandemya Ang Trabaho?** Malaki ang naging *adjustment* ko dahil sa pandemya. Karamihan sa mga kasama ko sa programa, naka-*work-from-home* na ngayon para maiwasan ang siksikan sa opisina. Sa anim na kasama ko, ako na lang ang naiwan sa *control room*. Naging mahirap ito sa simula dahil kausap ko lang sila sa telepono o *Zoom* halos buong *shift* namin sa opisina. Hindi katulad dati, katabi ko lang sila tuwing may pagdedesisyunan kami para sa programa. **Panghuli, Mga Aral Na Natutunan Bilang Mamamahayag** Hindi madaling makapasok sa industriya ng pagbabalita kaya hindi ito dapat sinasayang. Naging mahirap man ang pinagdaanan ko, nagbunga naman ito ng tagumpay ngayon. Sa determisyon at kagustuhang matuto, magiging magaling tayo sa pinili nating propesyon. Avoiding These 6 Food Helped Me To Lose Weight You’ll surely hate me for making this list. I bet these are all your favorites. Let’s dive into the list! Oops! Hold on. *Disclaimer: What you’re about to read is not a piece of expert advice. I’m not a nutritionist-dietician nor a fitness coach. If you want to lose weight, consult a doctor first. I’m sharing this based on my own experience.* 6 Food That I Avoid As mentioned in my previous blog, I am doing ***calorie deficit*** to lose my extra pounds. This means I try to eat fewer calories in a day to achieve my body goal. This list includes some high-calorie food that are oily and sugary. First on our list, 1. Burger When I was still above 100kg, this was my go-to snack. It became almost an addiction when quarter pounders became a hit. But the thick and greasy patty, fluffy bun, and some tasty sauces make the burger high in calories. Eating too much of this will surely make you fat. It is already a complete meal. It’s filling. But can you just eat a burger for lunch? I don't think so. So, what completes a burger meal? That’s second on my list, 2. French fries I used to eat five to eight small servings of French fries for free from a burger restaurant in our office building. Every day, I visit their place just to get free fries after answering surveys printed in receipts. From straight cut to curly and crisscrossed, from plain salted to cheese and barbeque-flavored, French fries have evolved over the years. While it's evolving, so does its calories. Burger and fries also come with my third item, 3. Soft drinks/iced tea/juice I am a fan of these sugary drinks since I was young. Family lunch or celebration wouldn’t be complete without any of the three. I used to drink up to three glasses of iced tea or orange juice in one sitting. As for the soft drinks, I wanted them up-sized along with my fried chicken meal. But these colored beverages are filled with sugar but no macro and micro-nutrients that your body needs. Then came my fourth food on the list, 4. Instant noodles/pancit canton The OG breakfast of a typical Filipino family. But as years went by, it also became a midnight snack. I used to eat two packs of pancit canton with two or more cups of rice right before I sleep after a stressful day at work. Imagine, how did my organs process all that food when I was fat? Especially the sodium that the seasonings contain per pack. Fifth on my list, 5. Street food When I was still a student, I used to drop by a food cart on the sidewalk to eat fishballs, kwek-kwek, kikiam, and squidballs. I could still remember how the vendor cooked the food by letting them swim in the boiling oil. That oil will eventually enter your body after eating and has the potential to stay in the veins of your heart. Completing my list, 6. Milktea If you’re looking for a record-breaking milktea drinker, that would be me... a year and nine months ago. My week wouldn’t be complete without drinking three extra-large cups of this sweet beverage. Yes, I used to drink milktea weekly! No wonder I reached 102kg in 2019. I also used to request 0% sugar, thinking that it will be healthier. But it wasn’t. The milk, tea, pearls, and some more add-ons all had sugar. Did I Stop Eating These 6? No. I did not. Because in ***calorie deficit***, you can eat anything you want as long as it’s in ***moderation****.* ***Calorie deficit*** is nothing like keto and low carb diets where you completely cancel a food group, in this case, carbohydrates like rice or bread. You can still eat what you want or what you crave like rice, cookies, fries, milktea, burgers, as long as it’s under your ***daily calorie intake requirements***. For example, instead of consuming extra-large-sized fries, why not order a small one? That way, you’re in a calorie deficit. Just to set the record straight, I just **avoid** the 6 food that I mentioned above. I didn’t **stop** eating them. I still eat them but on rare occasions only. Unlike when I was still above 100kg, I used to consume them almost every day or every week. But Why These 6 Food? Is it the taste? The price? Some traumatic experience? No. It’s the availability. I chose the food that I can live ***without***. While I avoid burgers, fries, soft drinks, instant noodles, street food, and milkteas, I still eat sugary and oily food and go on with my fitness journey. The following will blow your mind: Pizza Donuts Ice cream Cookies Chips Biscuits Spaghetti or any kind of pasta Cake Unli-chicken wings dripping in different flavors Pinoy kakanin This list can go on. So, this means, ***I can live without burgers, but not pizzas***. Because pizza is a common food during parties, not burgers. In fast-food restaurants, I eat spaghetti and fried chicken (breast part) which is high in protein. ***I can live without French fries, but not chips.*** Because I love to share a bag of chips more than greasy fries. ***I can live without soft drinks and instant noodles, but not cake and spaghetti.*** Because cake is more filling and satisfying than Coke, while spaghetti is more delicious especially when cooked by my mom than instant pancit canton. ***I can live without milktea, but not ice cream.*** Because I just love ice cream. Before I end this blog, I want to remind you that ***food is not an enemy***. It is us that makes the food unhealthy. It’s fine if you eat sweets or some greasy meal. Scroll through until you see these three options: Properties Under Negotiated Sale Properties Under Public Auction (No Discount) Properties Under Public Auction (With Discount) Let's differentiate the three. **Properties Under Public Auction (No Discount)** - The TCP or Total Contract Price of the property is fixed. No amount will be deducted upon winning the auction. **Properties Under Public Auction (With Discount)** - Unlike the previous one, the TCP of properties here are discounted depending on your mode of payment. *For Long Term Payments* or those who will pay the property for two to 30 years, you can get a 10% discount. *For Short Term Payments* or those who will pay the property for one year only, you can get a 20% discount. *For Cash Payments* or those who will pay the property immediately or within 30 days, you can get a 30% discount. **Properties Under Negotiated Sale** are properties reposted by Pag-IBIG. They were listed previously but no one bought them or the winning bidder didn't push through with the purchase. For me, these categories don't matter as long as the property is in my preferred location. In my case, the property that I bought was under **Properties Under Public Auction (With Discount)** because that's what suits me. *Take note that all properties under Pag-IBIG are for auction. How to Choose Foreclosed Properties? You have to click each category to view the available units. Some buyers get it wrong. You have to click each tab to see them. Don't just stay on **Properties Under Negotiated Sale.** Under these categories, you will see Pag-IBIG's different regional Business Centers in blue text. These are in Calamba, La Union, Naga, NCR, Pampanga, and Tuguegarao in Luzon, Bacolod and Cebu in the Visayas, and Davao and Zamboanga in Mindanao. *Take note that each location covers different provinces.* For example under NCR, aside from Metro Manila cities, you can also find properties in Batangas, Bulacan, Cavite, Laguna, and Rizal. For you to view the list of foreclosed properties, you have to tap the **"Click to open complete details"** button *(please see text underlined in green from the photo above)*. Some locations have two batches of available foreclosed units. Like in this case *(see photo above)*, the **NCR BRANCH** in **Properties Under Negotiated Sale** has two batches of properties for sale. You can choose from both. Upon clicking the **"Click to open complete details"** button, a PDF file will open *(see photo below).* You can see here the guidelines on purchasing a foreclosed property. Kindly read them first to have a better understanding of the bidding process. Or you can skip that if you want to see the list of foreclosed properties. The list starts on page 5 *(see photo below)*. There are hundreds of them and it is overwhelming to scan them all with their small font size. To avoid this, you need to think of a preferred location. In my case, I chose Tanza, Cavite. To easily view properties in Tanza, click **CTRL + F** and type "**Tanza**". Using this tool, you can browse the list just by clicking the up and down button. Unfortunately, Pag-IBIG does not include photos of the properties. You have to search for it on your own. But wait, there are words that are difficult to understand. TCT? Lot Area? Floor Area? What are they? Hold on. Are you still okay? If you already had too much information, rest for a bit. Then let's continue reading. Dissecting The Foreclosed Properties List These are the common terms you'll find in the list. If you're familiar with them, skip this part. If not, read this simple definition of terms. **Item No.** - You can use this to easily find your chosen property on the list. **Property Number** - It will be encoded in your forms. **Property Location** - Address of the property. **TCT/CCT NO.** - TCT stands for *Transfer Certificate of Title.* This is basically the number of the property's title. **Lot Area** - The total measurement of the lot including the service area at the back and the carport in front. **Floor Area** - The total measurement of the living space, including the first and second floors **Minimum Gross Selling Price** - Amount of the property. It is also known as the total contract price. **Appraisal Date** - It indicates when the property was acquired and priced by Pag-IBIG. **Remarks** - Under this, you will read whether the property is UNOCCUPIED or OCCUPIED *(see photo below).* *Unoccupied* means the property has no existing residents. *Occupied* means the property has been trespassed by someone. Usually, they are illegal settlers. **For Title Consolidation** - Pag-IBIG is currently working on transferring the title under the agency's possession from the previous owner's name. Lastly, I decided to put the "**Type**" of properties at the end because there are too many of them. The list usually begins with "**condominium units**". No need to define this because we're all familiar with them. If you scroll down the list, you'll also find the following terms: *I suggest you Google for photos of these types of properties so you can get an idea of how it looks.* **Lot only** - An empty lot for sale. No structures are built. **Row House** - A bungalow offered at a very low price. You share the wall with adjacent houses. **Townhouse** - A property with two floors. You share the walls with adjacent houses. **Single-attached** - Only one side of the wall is shared with another house. **Single-detached** - It is the most pricey among the properties. No walls are shared. **Double-detached/Duplex** - Two houses share a wall in a separate lot. Oops. Rest again for a bit. Close your eyes. Let's continue. How It Started "Adulting" hit me hard when I started working as a journalist. There were lots of responsibilities and bills to pay. Until one day, I just wondered where all my hard-earned money had gone. I also realized that I wasn't prepared enough for my future. I tried several methods of saving my income. After several years, I was able to build my emergency and retirement funds. But I didn't stop there. I invested. YouTube Is My Bestfriend I didn't know where to put all my savings. I didn't want it to sleep in the bank and earn a measly 0.001%-0.10% interest per year. Just like before I started my fitness journey, I researched a lot before investing. YouTube had been really helpful in suggesting videos about investments. I watched different vloggers and they were saying the same thing - invest your money in properties. So I did. But How Did I Do It? It wasn't simple. I had no idea how to purchase a property especially that my salary was just enough for my family's needs. I had zero knowledge of how to transact with real estate agents. I didn't even know who to ask and how to start. I was as clueless as you right now. But Here's What I Did I searched for home developers in the Philippines. I started with the big ones like Ayala, Filinvest, Avida, and Megaworld. After reading their offers, I instantly said no. They're all pricey! That's because the property cost in Metro Manila is expensive. So I moved on and searched for the less known home developers. These are Axeia, JCRZ Realty, and Micara Estates to name a few. This time, I targeted nearby provinces in Metro Manila - Laguna, Cavite, Bulacan, and Rizal. I searched them on Facebook and read the details of the properties they were offering. But I was lost. Talk To Real Estate Agents As a solution, I asked questions to real estate agents from different developers. I used my Facebook account to chat with them. They were really helpful and patient answering all my questions about the properties, the terms they used, and the pricing. I almost bought a property from Axeia in Cavite but I found out that they hadn't started the construction yet. I also read a lot of bad reviews about pre-selling units. So I moved on and searched for another way to own a property. I found out about the Pag-IBIG Acquired Assets. I Purchased My First House From Pag-IBIG The cheapest and easiest way to own your first property is by buying through the government's Home Development Mutual Fund or known as Pag-IBIG. The agency offers foreclosed properties in different provinces. Pag-IBIG members can purchase through bidding or negotiated sale. Again, I did a lot of research first on how to buy a foreclosed property. With enough knowledge and courage, I tried my luck in bidding on a property. Then... **I won on my first attempt!** It was in June 2021, just days before my birthday, when a Pag-IBIG representative texted to inform me that I won the bidding. Weeks later, I processed all the papers and fees. The next thing I know, I already own my first property at the age of 27. I am Officially A Home Owner Now On August 2, I signed the turnover papers. I also got the keys to the house. It's a bare-type townhouse in a subdivision in Tanza, Cavite. It costs less than P1-million pesos. 102kg To 77kg: How I Lost 25kg Body Weight From a fat kid to a fit adult. How did I lose 25 kg or 55 lbs of body weight? Here's my story. If you want to see how I look now, jump towards the end of the article. How It Started It all began with this photo. That's me, together with my friends happily posing during a trip in the province of Bohol in November 2019. During that time, I didn't realize that I was that big. Look at those chubby cheeks, double chin, and almost invisible neck. I even had the courage to wear a sleeveless shirt when we visited a famous waterfalls in the province. My tummy and man-b*obs were bulgding in the white *sando.* People were calling me a huggable *salbabida* because I look like an inflattable water floater. In this photo, you can get a clearer picture of how fat I was before. But that wasn't my biggest. This was me in December 31, 2018, New Year's Eve. We had a family photo before the feast. We wore matching shirts which my aunt brought for us. She handed me the biggest size which, as you can see, didn't fit me. I used to wear extra large (XL) to triple extra large (XXXL) shirts. My waistline was at 40 to 42 inches. If you noticed, I also wore my shorts higher than my waist to somehow cover my big tummy. I also did that with my office pants. Because of my big size, shopping for new clothes was always a challenge for me before. I had only had limited choices. It took me hours and hours in the fitting room to get the right fit. Growing up, I was always the cute, cuddly, funny fat kid in the family and school. Here's a photo of me during my 7th birthday. I was always the clown in the group because I had nothing else to offer but my humor. I hated facing the mirror and taking photos because of how I looked. I was insecure and envious. I tried different methods of losing weight but I failed. Until that fat kid had turned into a fat adult. After seeing all my old photos, I told my self - man, it's time to change. How Did I Lose Weight? It was November 22 when I decided to start my fitness journey. It wasn't easy. Before making any move, I researched A LOT. I read several articles comparing different diets. I watched every single motivational fitness videos on YouTube. I joined Facebook groups about fitness and read their success stories. I followed fitness influencers, nutrionist-dieticians, and professional trainers. After weeks of researching and immersing, I had the courage to start. I did **CALORIE DEFICIT**. In simple terms, I eat everything in limited calories. I did **HOME WORK OUTS.** I learned every single exercise on YouTube and did it in my own room. How It's Going This is me now. It's been exactly a year and nine months since I started my fitness journey. But I'm still far from my goal. I'm not stopping until I reach 65 kg. I am also working on growing my muscles while bringing down my fat rate to 15%. Everyday, I still count my calories. I plan, buy, and cook what I eat. From fast food, I shifted to buying whole foods like eggs, wheat bread, fruits, vegetables, and lean meat. I consistently do my home workouts. But unlike before, I'm also doing strength training to grow my muscles. So the guy you saw before with the chubby cheeks, double chin, and almost invisible neck, this is him now. This is me now. Happier. Fitter. Healthier. The guy you saw who struggeled to buy new clothes, this him now. This is me now. From extra large (XL) to triple extra large (XXXL), I'm down to medium and large-sized shirts. From 40 to 42 inches waistline, I'm down to 34 inches. After almost two years of hard work, people around me started to notice how my body changed - from fat to fit. With my major fitness transformation, including going bald, you probably won't recognize me in person even after you saw my old photos. Well, that's mostly because we're wearing face masks and face shield. What's My Purpose? I want to live a long and healthy life. That's my sole purpose. I didn't share my story just to brag but I want to inspire fat people to start their fitness journey. Yes, you can do it, too! Don't get me wrong. It's totally fine if you like being fat. Love yourself and be who you are. But keep in mind that being too fat can lead to incommunicable diseases like diabetes and hypertension. I know that because I experienced it before. After my family, friends, and workmates noticed my tansformation, some have asked me how I did it. I would love to help them start their journey. Everyone Is Talking About This Update On Noise.cash The micro-blogging site launched a new program and users are excited about it. The Affiliate Program Yes, noise.cash just launched an affiliate program! While randomly browsing my account, I saw a new option under my username. Below the "Add to home screen" button, I noticed the "My affiliates" tab. I immediately clicked on it. And it's true, it is a new feature by noise.cash. What Is It About? According to the description, users can copy their profile page link or their post's link and send it to their friends. Users can get a share from their affiliates' earnings. The sample table shows a user can get $0.03 in every $0.10 that an affiliate earns. Users can get as high as $400. However, it's still unclear to me how exactly it works. I still need to give it a try to know exactly how it works. I'll just update this article once I get affiliates. But in my own understanding, it works like a referral code just line in some digital wallets like GCash and PayMaya where you can get Php50 ($1) when a user used your referral code. How Does It Help Users? Some users, including me, notice that we've been receiving lower tips for days. BCH price continues to go down. We've been seeing it in the red for quite some time now. When COVID-19 Hit Our Office, Here's What We Did My officemate tested positive for COVID-19. I am among the close contacts. Last week, I read a similar article about a university undergoing a lockdown after an employee contracted the virus. In an unexpected turn of events, the same thing happened to our office. How Did It Happen? Rumors were all over the office yesterday that a colleague caught the virus. We were so anxious while waiting for confirmation from the management. Later in the day, our boss released a statement confirming that an officemate tested positive and we'll be canceling some of our shows throughout the day to conduct mass testing and disinfection of facilities. We were asked to line up in the office clinic to undergo an antigen test. There were at least 24 people identified as close contacts. I was one of them. How Did I Become A Close Contact? Let me walk you through our office grind. I work as a news producer in one of the most prominent broadcast companies in the Philippines. I lead a team of production people in airing our shows inside the control room. The person who tested positive is among the key people in broadcasting our programs which usually lasts for 30 minutes. Without him, we can't air our shows. In short, I work closely with him, every single day, for 30 minutes. According to the Philippine Department of Health, a person is considered a close contact if he or she stayed in the same enclosed space or room with a confirmed case within 15 minutes or more. The last time I was with the person who tested positive was last August 23rd for more than 30 minutes. While doing our tasks, I didn't notice any unusual behavior from him. I didn't hear him cough or sneeze. He looked joyful and energetic at that time. I didn't even suspect that he caught the virus. How Did We Deal With It? The management was kind enough to hide the identity of our confirmed case to keep his privacy safe and avoid judgment. Instead, they focused on testing us. As mentioned earlier, we were instructed to undergo an antigen test. We lined up outside the office clinic and waited for our turn since there were more than 20 of us. I was anxious while waiting in line. I was overthinking of what could probably happen next? What if I tested positive, too? What will happen to my family whom I just joined for lunch one day ago? Will there be an available isolation facility for me? These were all running in my head while waiting for my turn. Then the testing happened. Our office nurse instructed me to remove my face mask and face shield. He warned me that there will be a discomfort while he's swabbing my nose. It didn't take long but it hurt a little bit. He said that the result will be sent through SMS by the head of our Human Resources Department. The Result Was... Negative. Thank God! I tested negative for COVID-19. All my worries instantly faded away. I immediately told my family and loved ones the result. Fortunately, all the other close contacts tested negative. After the mass testing, we were sent home immediately and instructed to self-isolate. And for us to continue our operations and serve the audiences, we were asked to work from home. *Hmm. Working from home is a real challenge for me. (Great topic for a new article 😉)* Lessons Learned This experience caused a lot of stress to everyone - from the confirmed case to the management to the close contacts and to our families. If there's one thing that I learned, that's to be extra careful wherever we are - in the office or even at home. Wear a mask, wash your hands thoroughly, avoid crowds, stay a meter away from everyone, and most of all, *get vaccinated. (Oops, another great topic to discuss, vaccination! 😉)* We are dealing with a more ferocious and transmissible variant of coronavirus now. Keeping ourselves safe means keeping our loved ones safe.
