Praying that My Errands Tomorrow Regarding for Our Land Will be Successful so Help me God

Are you all good my dear read.cash readers? I know you are. Don't be so stressed in everything that comes into your life. Just let it pass. Smile and be more positive because in that way we can defeat whatever problems we are suffering at the moment.
Before I went to my topic today, I want to say thank you first to my sponsors. And to my readers. I will never take it long. I know you knew how thankful I am to all of you. I always pray for your safety and good health . Even by this I can give back the generosity and kindness that you gave to me.
Today is the 27th Birthday of my cousin on my mother side. We plan on surprising him with his sister. He didn't know at all that his sister is preparing a simple celebration for him. He thought only as a normal or usual day. We hope that this little surprise will make him so memorable and happy on this day.
It's just a small brief but that's not what I want to share. I have here a situation that I badly need your advice. And I hope some of you here can give me the best solution about it. I will so very much appreciate it and so thankful.
So here's the situation:
We had this land not still actually our's because we don't have yet the land title which is what I am working now. This land was a rent to own process. We finished this and we do have a "deed of sale" . Now since we have deed of sale the next process was to get a land title in order for it to be legally what you called your own.
But there's a problem. One of our neighbors renovate there house and they need to process a land title first to get a building permit. And as they are processing it and got the whole map since it's not yet sub divided of the said land we are not on the said map. So how come the owner of this land sold this little part if it's not on the map.
Actually were on the side of the river. And other's told my parents that it's a government area already. And the owner of the land who sold it, insist that there's still a part of him that it's there land. It's a 15 square meters. So we bought it and get a deed of sale.
I thought before that there would never be a problem of getting a land title since we do have a deed of sale, but I am wrong. That's what I am working now. For it to be fixed. It's our ancestral home was located. And my parent's work on it so hard in order to pay for it before they died. So I will not turn those things into waste.
So tomorrow we will be going to the regional Department Of Environment and Natural Resources (DENR) to asked an advice on what shall we do regarding to this situation. I am praying that my errands tomorrow will be successful. I know every thing has a reason on what will happened. If whatever happens tomorrow maybe that's what he plans and I know somewhere out there,there's a big opportunity.
Calling all the Geodetic Engineers, what advice can you give me regarding this?
DENOUEMENT:
I really don't know what to do about. I wanted to solve it but how can I go if one of the big problem was a financial. I know working on it can cause so much money and I am not rich to finance it. That's why I am asking your help even just an advice on what should I do when I go to DENR.
